Madrid, December 16 – The Community of Madrid has experienced its first annual decrease in rental prices in almost four years, marking a significant shift in the region’s housing market. According to the Fotocasa Real Estate Index, rental prices in November saw a 0.3% year-on-year reduction compared to November 2024, and a 2.9% monthly drop, settling at an average of 20.66 euros per square meter per month.
End of a 45-Month Upward Trend
This decline is particularly noteworthy as it interrupts a 45-month period of continuous increases, a streak that lasted for nearly 3.8 years. This makes Madrid the only autonomous community in Spain to register an annual fall in rental prices, as 16 out of 17 other regions experienced increases. The most significant rises were observed in Castilla-La Mancha (13.8%), Catalonia (13.1%), Extremadura (9.9%), and Aragon (9.2%).
Despite this annual decrease, Madrid continues to hold the title of the most expensive region for rental properties, with an average of 20.66 €/m². It remains ahead of Catalonia (20.25 €/m²), the Balearic Islands (18.60 €/m²), the Basque Country (17.50 €/m²), and the Canary Islands (15.13 €/m²).
Municipal and District-Level Variations
A closer look at municipal data reveals a more varied picture. Fotocasa’s analysis of 19 municipalities in the Community of Madrid shows that 79% experienced year-on-year price increases. Torrejón de Ardoz led these increases with a substantial 26.2% rise, followed by Valdemoro (23.6%), Alcalá de Henares (13.2%), La Moraleja (12.5%), and San Sebastián de los Reyes (11.1%).
Conversely, four localities saw declines: Getafe (-12.5%), Boadilla del Monte (-8.7%), Majadahonda (-8.6%), and Galapagar (-1.5%).
Within the city of Madrid, 15 of the 21 analyzed districts registered interannual increases in November. The most significant rises were in San Blas (9.9%), Moratalaz (9.4%), Hortaleza (7.1%), and Carabanchel (4.6%).
The districts experiencing price drops were Barajas (-16.3%), Villa de Vallecas (-7.1%), Chamberí (-0.5%), Arganzuela (-0.4%), Retiro (-0.2%), and Fuencarral-El Pardo (-0.2%).
District Pricing Overview
In terms of price levels, ten districts surpassed the 20 €/m² mark. The Centro district led this classification with an average of 24.10 €/m², followed by Chamberí (23.89 €/m²), Barrio de Salamanca (23.76 €/m²), and Arganzuela (22.34 €/m²). The most affordable district for renters was Barajas, with an average price of 16.67 €/m² per month.
