Barcelona, February 10 – The office market in Barcelona continues its dynamic movement as the travel platform Skyscanner has finalized the relocation of its city headquarters. The move frees up approximately 2,300 square meters in the El Triangle building, owned by Deka, located in Plaza Catalunya. Skyscanner has now settled into the larger Monumento building on Gran Vía, a move aimed at supporting its expansion in the Catalan capital, as previously reported by idealista/news.

Skyscanner’s Growth Drives Relocation

For years, the technology company, specializing in flight, hotel, and car rental comparisons, operated from El Triangle. From this location, it developed significant activities related to product, technology, and support for various international markets. During this period, Barcelona solidified its position as one of Skyscanner’s key talent hubs in Europe. The newly vacated offices in El Triangle will now be marketed by Colliers.

This strategic relocation aligns with Skyscanner’s objective to move into larger premises better suited to its current needs. The move provides the company with increased space and capacity to expand its teams in critical business areas and technological development.

Significant Space Becomes Available in Prime Location

Skyscanner’s departure makes available one of the most significant continuous office spaces in central Barcelona. Such large availabilities are rare in this area, where the supply of substantial spaces is limited, and absorption rates are typically rapid in prime locations.

El Triangle is a mixed-use asset, combining office and commercial spaces, situated next to Plaza Catalunya. This location is one of the city’s busiest and best-connected points. The property is held by the German investor Deka, which manages a portfolio of real estate assets across various European markets.

The availability of these 2,300 sqm comes at a time when office demand in Barcelona is concentrated on high-quality buildings. These buildings typically feature excellent technical specifications, ample natural light, and strong sustainability credentials. Many companies are actively seeking central city spaces that encourage a return to the office and foster team collaboration, though the scarcity of suitable properties makes this challenging.

In central Barcelona, particularly in key areas such as Plaza Catalunya, Paseo de Gràcia, and prime Eixample, office rents generally range between 20 and 28 euros per square meter per month. This figure fluctuates based on the precise location, the condition of the property, the specific floor available, and the building’s certifications.

With a restricted supply of prime product in the city center, the re-entry of large spaces like those in El Triangle into the market is expected to attract multinational corporations, service firms, and technology companies. The central Barcelona office market continues to focus on quality assets and tenants with medium to long-term growth plans.

Skyscanner’s New Home: Monumento Building

Last year, BC Partners and FREO secured a lease for 2,500 sqm in their Monumento building on Gran Vía in Barcelona with Skyscanner. This agreement has further strengthened the owners’ portfolio in one of the most vibrant areas of the Catalan capital’s office market.

The Monumento building has established itself as a landmark in central Barcelona. BC Partners Real Estate, the real estate investment arm of BC Partners, in collaboration with FREO Group, announced the acquisition of the office building located at Gran Vía de les Corts Catalanes 764 in central Barcelona in 2022.

This asset, which served as the Spanish headquarters for the pharmaceutical company Novartis since the 1970s, is an emblematic building in Barcelona. Situated in the Eixample district, close to the renowned Sagrada Familia, and within one of the city’s most attractive areas, the property is strategically positioned on the main axis connecting Paseo de Gracia (Barcelona’s CBD) and Plaza de les Glòries (Prime 22@).

The building has undergone a comprehensive renovation, including internal redesign and façade modernization, to transform it into a modern and sustainable workspace spanning approximately 13,000 sqm. The building’s common areas include an auditorium, catering facilities, versatile meeting rooms, and three terraces, notably a large rooftop with spectacular unobstructed views of Barcelona. The project also incorporates high standards of sustainability and ESG criteria.

Its technical specifications, such as energy efficiency, connectivity, and high-quality common areas, make it a highly attractive space for companies that value both location and the quality of the work environment. According to its website, Monumento is designed to combine contemporary design with features aimed at enhancing productivity and team well-being.
