Madrid Nuevo Norte: First Demolitions Begin After Decades of Planning

After more than three decades of administrative procedures, political changes, and urban modifications, Madrid Nuevo Norte has finally begun to materialize. The first machinery is now operating on the ground in Las Tablas Oeste, where demolitions of several buildings have commenced as part of one of Europe’s largest urban operations.

First Visible Progress for Madrid Nuevo Norte

The start of the works marks the first visible progress of a project that for years existed only on paper and in administrative files. The actions began after the signing of the staking certificate by the Madrid City Council last April.

Demolition machinery is currently active on a former vehicle compound located next to the Fuencarral railway tracks, covering an area of over 113,000 square meters. In this initial phase, 15 buildings and various industrial structures will be demolished.

Las Tablas Oeste: The First New Neighborhood

Las Tablas Oeste will be the first of Madrid Nuevo Norte’s four major areas to be urbanized. The project includes the construction of 741 homes, with nearly 40% managed by the municipal government.

In addition to new residential developments, the plan will feature over 91,000 square meters of green areas and public spaces, aiming to connect the current Las Tablas neighborhood with the Fuencarral railway environment.

A significant aspect of the project is the reuse of materials from the demolitions. Approximately 76% of the generated waste will be repurposed in future urbanization and filling works.

The Major Pending Urban Transformation

Madrid Nuevo Norte is divided into four main sectors: Las Tablas Oeste, Malmea-San Roque-Tres Olivos, Chamartín Business Center, and the transformation of the Chamartín station.

The most ambitious area will be Malmea-San Roque-Tres Olivos, where more than 7,100 homes will be built, with about 1,400 designated for affordable housing. The City Council has already approved the initial administrative steps required to establish the Compensation Board, which will allow construction to begin.

The operation also includes new health, education, and sports facilities, as well as new public transport connections with Metro, commuter rail, and bus stations.

One of the primary goals of the plan is to unite neighborhoods historically separated by railway infrastructure, such as Fuencarral and Las Tablas, through new bridges and urban connections.

Meanwhile, the future Chamartín Business Center and the comprehensive remodeling of the station are still awaiting definitive coordination with Adif to finalize execution timelines.
