Barcelona Office Rents Climb 5% in 2025, Demand for Quality Spaces Intensifies

Barcelona, Catalonia, Spain, February 2, 2026 – Office rents in Barcelona experienced a significant 5% increase in 2025, reaching an average of €31.50 per square meter per month. This surge reflects an 11% rise since 2023, primarily attributed to a growing scarcity of high-quality office spaces within the city, according to a recent report by real estate consultancy Cushman & Wakefield.

The lack of premium office availability is a key factor pushing rental prices upwards, creating a competitive environment for businesses seeking modern and well-located premises. This trend is expected to continue, particularly in the city center and the Central Business District (CBD).

Contracting Activity Remains Robust

Despite the rising rents, the office contracting market in Barcelona demonstrated robust activity throughout 2025. The total volume contracted reached 317,000 square meters, marking a 10% increase compared to the previous year. The fourth quarter of 2025 alone saw 47,000 square meters contracted across 63 operations, following an exceptionally strong third quarter that exceeded 120,000 square meters.

Demand was predominantly concentrated in the New Business Areas, which accounted for 50% of the total contracted surface. The City Center and the CBD each represented 20% of the demand, while the periphery contributed 10%. Notably, absorption rates in the periphery have progressively accelerated, with increasing interest from the industrial sector.

Challenges and Future Outlook: Scarcity Drives Innovation

Looking ahead, the limited availability of quality stock in urban centers is identified as one of the primary challenges facing the market. This scarcity is not only expected to continue driving rents higher but also to act as a catalyst for new market dynamics.

Alfredo Collar, Partner and Director of Agency Offices Spain at Cushman & Wakefield, stated, “This shortage will favor the movement of occupants towards buildings better adapted to their needs, the repositioning of existing assets, with special intensity in Barcelona, and the activation of investment operations aimed at creating high-quality products.” This suggests a future market characterized by strategic relocations, significant refurbishment projects, and new developments focused on meeting the demand for modern, efficient office spaces.

The report highlights that the strong interest in central locations within Barcelona has been a significant driver of rental growth. The low availability in these submarkets and the limited future supply indicate that current availability is mainly due to rotation processes. This situation is expected to exert continued pressure on rents, with expectations that the current levels could be surpassed in the coming years.

The sustained demand and limited supply underscore Barcelona’s attractiveness as a business hub, prompting both occupiers and investors to adapt to a dynamic and evolving office market. The city’s economic resilience and its appeal to various sectors continue to fuel the demand for prime office locations, making it a key focus for real estate development and investment in the region.
