Barcelona Office Market Recovers, Surpassing 300,000 Square Meters in 2025

Barcelona, January 21, 2026 – Barcelona’s office market has made a strong comeback, exceeding the 300,000 square meter threshold in 2025. This recovery comes after two years of more cautious activity, with the market reaching 314,000 square meters leased in 2025, a 6.4% increase compared to 2024. The positive trend is expected to continue into 2026, driven by significant operations anticipated to close in the early months of the year.

The real estate firm Forcadell highlighted this growth in its market report, emphasizing that it “reaffirms the dynamism and solidity of Barcelona’s office market” and points to an “even better” 2026. “Provided that geopolitics allows us and does not shake the business plans of local and international companies, we anticipate that 2026 will surpass 2025 figures,” stated Manel de Bes, Forcadell’s Director of Offices, backed by “the firmness of the demand we are observing in the sector.”

Key Sectors Driving Demand and Prime Locations

According to industry sources, two major operations on the verge of closing in Barcelona are located in the 22@ district and belong to the technology and training sectors, each involving spaces of 5,000 square meters. These two sectors, along with the biomedical technology industry, are the primary drivers of office demand in Barcelona. The 22@ district and the Fira area are the two predominant locations for this demand.

De Bes explained that these figures indicate “Barcelona maintains its attractiveness as a business and technology hub, with active demand increasingly focused on quality, location, and efficiency.” He added that “2026 presents a clear opportunity for owners and investors in a market that combines resilience, growth, and trajectory.”

Availability and Market Balance

The Forcadell report also indicates a slight reduction in the availability rate, now at 12%. This means that 12% of the office stock in Barcelona is available for rent, a percentage that De Bes considers “healthy.” He noted that “playing with an availability of between 8% and 12% allows companies room to maneuver for growth.” When availability drops to around 5%, he warned, “there is no room for growth, and prices become excessively strained.”

The 22@ district and the Fira area collectively account for approximately 52% of the available space, with 22@ clearly dominating, representing nearly 40% of the total and showing a reduced share compared to the previous quarter. This district demonstrates the best balance between office availability, quality, and future prospects, positioning it as the main hub of activity for the coming quarters, according to Forcadell.

De Bes also highlighted that both Barcelona and Madrid are experiencing a good moment in the office market. He sees the two capitals as “coexisting rather than competing,” and considers it positive to “have two powerful hubs, well-connected to each other and with healthy competition.”

Outlook and Challenges

While Barcelona has reclaimed the 300,000 square meter mark in 2025 and is “back on track” with an optimistic outlook for 2026, it still has some way to go to reach pre-pandemic figures and the record leasing of 395,000 square meters achieved in 2019. The geopolitical context will continue to influence the pace of this recovery.

The new AstraZeneca hub in the Estel building, the former headquarters of Telefónica, was one of the most significant operations of 2025, further underscoring the city’s appeal to major international companies.
